β’ Consultation
As required by the Landlord and Tenant Act 1985, a formal Section 20 consultation process was undertaken as part of the insurance re-procurement where two explanatory notice letters were issued separately to all leaseholders as required within compliant timescales.
The first notice (Notice 1: Notice of intention to enter into a qualifying long-term agreement for buildings insurance) was to advise of the services tendered.
The second notice (Notice of proposal to enter into a long-term agreement for the provision of insurance services) was the proposal to enter into a long-term agreement.Β Details of the winning bidder and overall cover costs were included in the second notice, as well as the opportunity given to all leaseholders to inspect the proposal should they wish.
