Salford and Manchester City Council’s long-term regeneration plans

Salford City Council and Manchester City Council are developing joint long-term plans to regenerate parts of the Strangeways and Cambridge Estate areas, which includes an area where some Salix Homes properties are located.

We want to provide Salix Homes customers with some reassurance that there are no immediate changes planned for your home or the area where you live.

The councils’ plans are part of a long-term vision for the area’s future, which is known as a Strategic Regeneration Framework (SRF). This will help guide development over the next 10 to 20 years, including how to manage flood risks, create new homes and businesses, and improve transport and green spaces.

The area has been identified as being at a higher risk of flooding in the future. Some of our customers experienced the Boxing Day 2015 floods, when around 300 homes in the area were affected. Since then, substantial flood defences have been implemented, including the Environment Agency’s £10million Flood Improvement Scheme, and the creation of the flood storage basin.

Salix Homes has also carried out a major programme of flood prevention measures to our homes in the area, which includes waterproof treatment to external walls. While the area is still considered at risk of future flooding, the relevant authorities continue to monitor the situation closely.

What are the councils doing next?

Salford City Council and Manchester City Council are due to begin engaging in early discussions with residents, businesses and organisations who are included in the proposed regeneration area.

A series of public consultation events are being planned where the councils will be gathering feedback from local residents, businesses and the wider community.

Salix Homes will also be attending the Salford-based events, which are an opportunity for you to get involved and have your say. We encourage you to attend if you can, to find out more and share your thoughts.

What does this mean for me and my home?

Nothing is changing right now – these are very early plans, and the process will take many years.

Salix Homes will continue to manage and maintain your home as usual – there is no need to worry, and we will keep you updated as the councils’ plans develop.

Flood risk and protection – The area remains at a higher risk of flooding, but extensive flood defences and mitigation measures have been put in place.

Salix Homes is committed to supporting you throughout this process. While the plans are being led by Salford and Manchester City Councils, we want to reassure you that, as your landlord, we are here to represent your interests.

Although we don’t have all the details yet, we will continue to stay in close contact with the councils, keeping informed and advocating on your behalf. Our customers are our priority, and we will keep you updated as more information becomes available.
