Looking back on 2025-26 - Salix Homes’ latest Annual Review out now
From investing more than £14.2million in our homes to supporting customers and communities across Salford, our Annual Review for 2025/26 looks back at another busy year for Salix Homes.
The latest review showcases our performance and achievements over the past 12 months and some of the ways we’ve been making a difference for our customers, colleagues, homes and communities.
The review marks the final year of our last corporate plan – Our Sustainable Future, which has guided our priorities since 2023 around three key themes – Sustainable Homes, Sustainable Business and Sustainable Communities. It also comes at a point of transition, as we’re now delivering our new three-year corporate plan, The Salix Way, which launched in April.
The past year has seen continued investment in our homes, services and communities, alongside important progress in building safety, energy efficiency and the support we provide to customers.
We became one of the first housing associations in the country – and the first in Greater Manchester – to receive a Building Assessment Certificate from the Building Safety Regulator, marking an important milestone in our ongoing commitment to building safety.
We also continued to deliver more much-needed affordable homes, including progressing the development of 100 new Passivhaus homes at Willohaus, which has since opened.

“I’m incredibly proud of what we’ve achieved together, and I want to thank our colleagues, Board and Customer Committee for their continued commitment and support, as well as our customers and partners who play such an important role in helping us deliver, shape and improve our services.
“This year’s review is particularly meaningful for me personally, as it coincides with my first full year as CEO. As we reflect on what we achieved under ‘Our Sustainable Future’, we’re already building on that progress through ‘The Salix Way’, with our ambition to provide great homes and services and make a positive difference across Salford.”

- £14.2million invested in improving homes
- 37,859 repairs carried out
- Opened our new Repairs Hub, helping us provide a faster, more efficient repairs service
- 1,011 home safety checks completed
- 199 personalised emergency evacuation plans put in place for high-rise customers
- 417 more properties improved to an EPC C energy-efficiency rating
- Customers supported to claim an additional £113,310 in benefits
- £33,000 invested through our Springboard community fund
- Retained our C1 / G1 / V2 regulatory judgements
- Achieved our highest-ever Institute of Customer Service ServiceMark score of 84.7
