
Salix Homes awarded first Building Assessment Certificate
Salix Homes has become one of the first housing associations in the country – and the first in Greater Manchester – to receive a Building Assessment Certificate (BAC) from the Building Safety Regulator (BSR), for Nine Acre Court in Salford.
The BAC marks a major milestone under the new building safety regime introduced by the Building Safety Act 2022, which was established in response to the Grenfell Tower tragedy.
It places new legal duties on landlords to actively manage and prove the safety of high-rise residential buildings, particularly in relation to the risk of fire and structural failure.
As a landlord of 20 high-rise buildings, we have developed Building Safety Cases for all our blocks across Salford, which include key safety and building information that we also share with our customers.
Nine Acre Court in Ordsall was the first of our high-rise buildings requested by the Building Safety Regulator for assessment.
To obtain the certificate, we were required to submit a comprehensive suite of documents, including:
- A Safety Case Report, outlining how building safety risks are identified, managed and mitigated, and demonstrating that all reasonable steps have been taken to reduce risk.
- A Structural Report, providing reassurance to the Regulator of the structural stability of the building.
- A Customer Engagement Strategy, setting out how Salix Homes involves customers in building safety decisions.
- Information on our Mandatory Occurrence Reporting system, to ensure we have clear systems in place to report building safety concerns or incidents.
The BSR’s approval confirms that Nine Acre Court meets the stringent requirements under the new legislation and is considered safe for occupation. It also provides further assurance to our customers, visitors, and the wider public about the safety of the building.

While Nine Acre Court is the first of our buildings to receive a Building Assessment Certificate, it follows years of preparation and continuous investment in making our homes safer.
“We’ve been at the forefront of building safety reforms and continue to take our responsibilities seriously. This certificate is a formal recognition of the robust systems we have in place and the commitment we’ve shown to protecting our customers and their homes.”
Salix Homes is now preparing for further high-rise buildings to be called forward by the Regulator for assessment over the coming months.
